When you are looking for a flat, once we have established your requirements, we will offer you a wide selection of properties. Both from our management portfolio and from our colleagues.
Indeed, we are happy to collaborate with all our colleagues, so you can simply refer to our agency and we will be happy to list all the properties likely to suit you on the market. We will then organise all the visits, in order to optimise your time.
Once you have found the ideal property, here are the different steps of the rental process in the Principality with our agency:
This document will enable the flat to be blocked. It contains several pieces of information, such as information about the lessee, a description of the rented property, the total amount to be paid and certain conditions of the contract.
It must be signed and accompanied by the following documents
The rental commitment, which covers the sums to be paid in order to rent the property.
It therefore states:
If the inventory of fixtures is carried out by a bailiff, a deposit may be required. The burden is generally on the lessee on entry and on the lessor on exit. The price will vary according to the size of the flat.
If the tenancy is accepted by the landlord or his representative and the commitment is countersigned, you will be legally bound, without the possibility of withdrawal unless suspensive clauses have been specified.
The lease is then drafted and submitted to both parties for signature.
The balance of the rental agreement must be paid by the time the agreement is signed.
It will then be registered with the Tax Office. You will be given the copy you need to take the necessary steps to register with the Sûreté Publique.
We will take care of the various contracts related to the flat, including water and electricity, but we can also help you with the telephone/internet subscription.
We will also offer you assistance with your multi-risk home insurance policy by providing you with at least two quotes.
It will be necessary to provide us with a certificate of insurance at the latest at the time of the inventory of fixtures on arrival. This contract is compulsory in the Principality and this certificate must be renewed annually.
An inventory of fixtures will be established by our agency or by a bailiff. This will be done in your presence or in the presence of a person of your choice with a power of attorney. The same will be done at the time of your departure.
This document will give you and your landlord peace of mind when the deposit is returned. Indeed, the property must be returned in the same condition as when you moved in, so that the deposit can be returned to you in full.
